Request for Information   Responses are invited for the provision of leased office accommodation for:   Premise ranging from 20,000-25,000 square meters (sqm) of net lettable area (NLA).    Site must be located within Melbourne CBD, Victoria as depicted in the attached Location Map.   Premises will ideally be situated close to commercial and retail precincts with good access to public transport and car parking.   Lease term: Preference for Ten (10) years, with two (2) options of three (3) years each, subject to commercial negotiations.    Lease and operational commencement no later than 1 July 2027 with early access from March 2027.   Minimum Ten (10) secure and covered car parking bays with Four (4) having dedicated EV charging points.   Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia 2019).    Minimum of 5.5-star Nabers rating with Provision of energy and sustainability in accordance with the Net Zero in Government Operations Strategy.    Only existing premises will be considered.   Additional requirements below:   • High quality with 24/7 access with Security • Solar panels for the Tenants benefit • Electric buildings preferred • Goods Lift  • Provisions for End of Trip facilities • Air-conditioned and sufficient natural lighting   Note: The proposed area may be altered by plus or minus 10% at the agency’s discretion.
